CertainTeed Vapor Barrier Installation: The Houston Owner’s Guide
If you’ve got a CertainTeed vapor barrier that’s torn, punctured, or pulling away from the framing, we stock the material and install it for $1.80 to $3.20 per square foot in Houston, and most jobs are done in a single visit. That’s the installed price, not just the roll cost, and you’ll get the exact written number before we touch anything. We carry CertainTeed MemBrain and the full line of reinforced poly vapor barriers, so if your existing barrier is a CertainTeed product from the last 15 years, we can match it. How do most Houston homeowners find out their vapor barrier failed? Usually when they notice condensation on ceiling drywall, a musty smell coming from the attic access, or insulation that looks wet and matted down after the spring rains.
We’re Woolsey Insulation Houston, and we’re an independent service provider. We’re not affiliated with CertainTeed, but we’ve worked with their vapor barrier products for years because the material spec holds up in Houston’s humidity when it’s installed right. Glenn Hartley, our owner, learned the building science behind vapor movement at Los Angeles Trade-Technical College, and he’ll tell you straight: a vapor barrier only works if it’s continuous. One gap, and you’ve got a moisture highway into your attic.
Which CertainTeed Models This Applies To
CertainTeed makes two vapor barrier lines we commonly service in Houston: the MemBrain Smart Vapor Retarder and the reinforced poly vapor barrier (often sold as CrawlSpace or VaporBloc). MemBrain is the one with the nylon-like reinforced core that changes permeability based on humidity; it reads moisture levels and opens or closes its pores accordingly. The poly line is a straightforward 6-mil or 10-mil polyethylene sheet, usually black or clear, and it’s what you’re more likely to find in vented crawlspaces and unfinished basements in this part of Texas.
The identification gotcha most people miss: MemBrain has its product name printed in repeating text along the roll edge, while the poly products have a stamped mil thickness. If you can read the printing, snap a photo before the area gets covered. If it’s blank, use a micrometer to check whether you’re dealing with 6-mil or 10-mil. We’ve seen plenty of Houston crawlspaces where someone installed 4-mil painter’s plastic and called it done. It isn’t. Houston’s relative humidity averages 75% year-round, and 4-mil tears under the weight of a humid crawlspace within two seasons. For the aftermarket question: on the poly side, a quality 10-mil poly from a brand like Griffolyn or Americover performs just as well as CertainTeed’s own and saves about 15-20%. On the MemBrain side, there’s no true aftermarket equivalent that replicates the smart-vapor behavior, so we recommend staying with CertainTeed there.
Signs Your CertainTeed Vapor Barrier Installation Is Failing
- Condensation beads on the underside of ceiling drywall. Warm, moist air from your living space is punching through a gap in the barrier and hitting the cooler attic air. The barrier isn’t continuous anymore.
- A damp, musty smell that gets stronger after rain. Ground moisture is wicking up through a torn or poorly lapped vapor barrier and into the crawlspace air, and that air is being pulled into the house.
- Insulation that looks collapsed, matted, or dark-stained. Fiberglass batts lose R-value fast when they get wet. A failed barrier lets moisture saturate the insulation, and once it’s matted, it won’t spring back.
- Visible tearing, peeling tape, or pulling at the seams and staples. Poly barriers shrink slightly over time. In Houston attics, where the temperature swings from 40°F in winter to 140°F in summer, that shrinkage plus humidity cycling causes seams to open up.
- Mold or mildew on the kraft face of batt insulation near the barrier. This tells you moisture is trapped against the insulation instead of being blocked at the vapor barrier. It’s a sign the barrier failed on the warm side.
Replacement Cost & What’s Included
In Houston, full vapor barrier replacement with CertainTeed MemBrain or reinforced poly runs $1.80 to $3.20 per square foot installed, with most attic barrier work landing between $450 and $1,400 total depending on square footage and how much of the old barrier has to come out. Crawlspace jobs run higher because access is tighter and the labor takes longer; figure $2.50 to $3.20 per square foot there, with trenching or regrading adding cost if the grade has settled. You get the material, the seam tape, the mechanical fasteners, and the labor. You also get the Kingswell Guarantee: a written price before we start, a committed arrival window, a clean job site, and a written 365-day guarantee on the work. If the barrier fails within a year of installation, we come back and make it right at no charge. If we wouldn’t put it in our own attic, we’re not putting it in yours.
Call (903) 447-8369 and we’ll give you the exact written number for your square footage before any work begins.
DIY or Call Us?
You can safely check a few things yourself: confirm the mil thickness, find where the tear starts, and measure the affected area. That’s genuinely useful info when you call us. What gets people into trouble is thinking a vapor barrier is just plastic and tape. In a Houston crawlspace, you’re working in a damp, dark, tight space where the air quality is already questionable. In an attic, you’re balancing on joists over a ceiling. The bigger issue is getting the laps and sealing details right. CertainTeed MemBrain, for example, requires a very specific overlap and seam-taping detail, and if the laps are reversed, the barrier actively channels water to the wrong side. This isn’t like putting up a tarp. If you’ve got a failed vapor barrier and you’re weighing whether to tackle it, give us a call at (903) 447-8369 first and tell us what you’re seeing. We’ll give you an honest take.
FAQs
A properly installed CertainTeed MemBrain or reinforced poly barrier should last 15 to 25 years in a Houston attic or crawlspace. The Houston-specific reality is that humidity cycling and heat accelerate seam tape failure, so the tape often fails before the barrier material itself does. When we replace barriers, we use a heavier-duty acrylic seam tape than what comes in the retail kits because standard tape gives out in about five to seven years in our climate. Call (903) 447-8369 and we’ll tell you honestly whether yours can be patched or needs full replacement.
Yes, if the tear is smaller than about 12 inches and the surrounding material is still flexible and intact, a repair with the right seam tape and a patch of matching material is a legitimate fix. If the barrier is brittle, crumbling at the edges, or the tear runs along a seam for multiple feet, patching it is throwing good money after bad. Call us at (903) 447-8369 with a description or a photo and we’ll give you our read on it before you spend anything.
Most attic vapor barrier replacements in Houston take 3 to 5 hours, and crawlspace jobs run 4 to 8 hours depending on access. We do the whole job in one visit, including removing the failed material, checking the insulation underneath for moisture damage, and installing the new barrier with sealed seams. We’ll also flag any insulation that’s been compromised and needs replacement, and we’ll give you that price in writing before we touch it.
Yes, we keep CertainTeed MemBrain and reinforced poly vapor barrier in 6-mil and 10-mil on our Houston trucks, along with the seam tape and fasteners we use. We also carry Reflectix reflective insulation for radiant barrier applications where a homeowner wants both vapor control and heat reflection. If you need a specific CertainTeed product we don’t have on hand, we can usually have it from our supplier within one business day. Call (903) 447-8369 and ask what’s on the truck before we come out.
